Please contact Charter Property Group for further information about current investment opportunities we can offer. A general description of how our syndicates work is outlined below:

Structure of projects

Each project is structured as an independent financial entity in the form of a bare trust, unit trust, company structure or joint venture.

Projects have no financial link to each other whatsoever and their only commonality is that they have been acquired by and are managed by Charter Property Group.

Typically we will identify a parcel of land suitable for development. Once the project has been sourced, it will be put under contract either in the form of an Option Agreement or an Offer and Acceptance Contract in order to allow us to undertake a detailed and exhaustive due diligence into the viability of the proposed development.

Once we are satisfied that the property can be developed viably and provide and acceptable level of financial return, relative to the risk involved, we will prepare an Offer Document (OD) and Information Memorandum (IM) to facilitate the raising of equity funds to develop the property/project.

This document is not distributed publicly but to a select group of sophisticated investors with whom Charter Property has a long standing association.

As mentioned, each of these projects are undertaken on a stand alone basis and once the project has been finalised, the structure is wound up once all profits and capital have been distributed and returned to the shareholders.

The Directors of Charter Property Group as a general rule, have an equity interest in each project alongside their investor base. This interest can range depending upon the amount of equity required or available for the project.

The past performance of a Syndicate or Trust is not a reliable indication of future performance and an Information Memorandum (IM) does not guarantee or otherwise provide assurance in respect to future performance of a particular project.

Project Management

Charter Property Group undertakes the project development and management for each project undertaken by CPG.

Charter Property Group are not involved directly in any form of consultancy work such as engineering, planning or architectural services nor are we builders. Through our involvement with various projects over many years, we have built strong relationships with well respected Perth companies in relation to each of the aforementioned professions and rely on and continue to build these relationships to ensure the highest and best result is achieved on each project we undertake.

Project Finance

Charter Property Group undertakes to raise the project finance (as required). CPG has a number of long standing relationships with banks and finance brokers in Western Australia and the Eastern States.
